Several signs can reveal that a residential electrical panel is insufficient or outdated. If your breakers trip regularly, if your lights flicker when you plug in a large appliance, or if you notice unusual heat around the panel, your system is likely overloaded. Homes built before the 1990s with 60 or 100-amp service were not designed to power modern equipment: EV charging stations, heat pumps, induction ranges, smart home systems. A panel with fuses or from a brand identified as problematic (Federal Pacific, Zinsco) should be replaced as a priority. The only way to accurately assess the actual condition of your panel is to have the installation inspected by a licensed master electrician.
An upgrade typically costs between $2,500 and $5,000, including installation and materials. The price varies depending on complexity: if the main electrical service entrance also needs to be replaced, costs will increase. Additional fees apply for the municipal permit, coordination with Hydro-Québec, and any work required to bring existing circuits up to code. It’s a worthwhile investment before installing an EV charger, during a major renovation, or to increase a property’s value ahead of a sale.
Installing a Level 2 charger (240V, 30 to 50 amps) typically costs between $800 and $2,000, labour included, not counting the unit itself ($500 to $1,500 depending on the model). If the panel is already at 200 amps with available capacity, installation is often limited to running a new dedicated circuit from the panel to the garage. Subsidy programs such as Hydro-Québec’s Branché@home can reduce the net cost depending on current eligibility criteria.
A portable generator is mobile, manually started, limited to under 10 kW, and runs on gasoline or propane. It is inexpensive ($500 to $5,000) but poses significant risks if used improperly (carbon monoxide). A standby generator is permanently installed outdoors, runs on natural gas or propane, and is equipped with an automatic transfer switch (ATS) that detects an outage and starts the generator within seconds, with no human intervention. It can run for days or weeks without interruption. It is the preferred solution for businesses that cannot afford to be without power.
The owner of a rental building is legally required to maintain the electrical installation in proper working order and in compliance with safety standards, in accordance with the Quebec Construction Code and the Canadian Electrical Code. In practice, this means replacing any defective or hazardous electrical equipment, keeping panels in good condition, and ensuring that common areas meet code requirements. Non-compliance can lead to complaints before the Administrative Housing Tribunal (TAL), correction orders from the Régie du bâtiment du Québec (RBQ), and civil liability in the event of a fire or accident.
